VA Home Loans With Guidance You Can Trust
VA loans are one of my specialties. As the wife of an Army veteran, I understand how important it is to work with someone who respects the benefit you earned and knows how to use it well.
I help eligible borrowers throughout Arkansas, Oklahoma, and Missouri understand their VA benefit, compare their options, prepare stronger offers, and work through challenges that may come up during the appraisal or loan process.
How Does a VA Home Loan Work?
A VA-backed home loan is made by a private lender and partially guaranteed by the Department of Veterans Affairs. For eligible borrowers, it may offer benefits such as no required down payment, no monthly private mortgage insurance, competitive terms, and limits on certain closing costs.
You must still meet the lender’s credit, income, and occupancy requirements. I will help you confirm your eligibility, understand the complete cost of the loan, and decide whether using your VA benefit is the best option for your situation.
Who May Be Eligible?
If you have served, you may be eligible for a VA loan even if you are unsure whether you meet the requirements.
Eligibility can extend to Veterans, active-duty service members, members of the National Guard and Reserve, and certain surviving spouses. I can help you review your service history, request your Certificate of Eligibility, and understand how much entitlement you have available.
Is a Down Payment Required?
A VA loan may allow an eligible borrower with sufficient entitlement to purchase a home without a down payment.
There are situations in which a down payment may be required or may make financial sense, such as when the purchase price exceeds the VA-appraised value or the borrower does not have full entitlement available. I will explain how the numbers apply to your specific purchase instead of assuming zero down is automatically the best choice.
What Is the VA Funding Fee?
The VA funding fee is a one-time charge that helps support the VA loan program. The amount depends on the type and amount of the loan, whether you have used your VA benefit before, and, for some loans, the size of your down payment.
Some borrowers are exempt from paying the funding fee. I will review the exemption status shown on your Certificate of Eligibility, calculate the cost, and explain how paying it at closing or financing it into the loan would affect your numbers.

Relocating or PCSing?
Buying a home while preparing for a move can add another layer of stress, especially when you are searching from another state.
Whether you are PCSing to Little Rock Air Force Base or relocating elsewhere in Arkansas, Oklahoma, or Missouri, I can help you understand your timeline, financing, and VA requirements before you begin making offers. I will also communicate directly with your Realtor so everyone understands the financing and what needs to happen next.
