Mortgage Advisor in Little Rock and Central Arkansas
Central Arkansas is home territory for me.
I grew up in Vilonia and attended college in Conway. Central Arkansas is home territory for me, and I help buyers throughout the area understand their mortgage options and build a plan around a comfortable monthly payment.
If you are buying your first home, PCSing to Little Rock Air Force Base, or trying to figure out whether buying makes sense right now, you are in the right place. You do not have to be ready before you talk to a lender. I would much rather talk before you feel ready. Sometimes the answer is, you are ready. Sometimes it is, give it six months and do these two things first. Either way, you leave with a clear plan.
PCSing to Little Rock Air Force Base? Start here.
Orders change everything. Timelines get short, household goods are on a truck, and you might be house hunting from another state or another country. Some families have months to plan. Some have weeks.
Â
A VA loan does not have to be a slow loan. I have closed a VA loan in 10 days when the listing agent and the title company were sure it could not be done. Communication, early paperwork, and a team working together made that closing possible. Tell me your dates so we can build the plan around your move.

You earned this benefit. Let us make sure you understand how to use it and get the service you deserve. Read the Little Rock AFB PCS Guide or start your VA Buying Plan.
• Talk to me before you start touring homes. We will look at your numbers, your BAH, and the payment that actually feels comfortable.
• Send me the house instead of guessing from an online calculator. I will run a personalized payment estimate with taxes, insurance, and the VA details included.
• Talk about timing up front. Buying before you arrive, occupancy plans, your current home, and closing arrangements all belong in the conversation.
Your BAH goes further in Central Arkansas
My husband served 11 years in the Army. When we were stationed at Fort Campbell, it was hard to afford housing with just BAH. That experience is part of why I want military families coming to Central Arkansas to run the numbers before assuming buying is out of reach.
Here, there can be more room in the housing budget, depending on your pay grade, dependency status, the home, and the area you choose. BAH rates change, so we will use your current allowance and compare it with the actual costs of each option. For buying, that includes principal and interest, taxes, insurance, any HOA dues, utilities, maintenance, and savings for repairs.
Â
Buying is not right for every set of orders. How long do you expect to live in this home: a few years, long term, or not sure yet? We will talk through what happens at the next move, including the costs of selling or the responsibilities of keeping a rental. Renting is not a failure. Let us compare both options with real numbers.
Â
Look up your BAH. Use the official calculator to check the current year, your duty-station ZIP code, pay grade, and dependency status. Bring your results and we will compare your housing options together.
Where Central Arkansas buyers look
Little Rock, North Little Rock, Jacksonville, Cabot, Sherwood, Maumelle, Conway, and Vilonia are all part of the conversation.
Cabot and Jacksonville: If Little Rock AFB is part of your move, include both in your home search. Compare actual properties, routes to the gate you will use, and total monthly costs.
Â
Sherwood and Maumelle: Consider how each address fits your work, errands, and plans. A drive that works on a map may feel different at the time you commute.
Â
Little Rock and North Little Rock: Compare access to work, downtown destinations, and the amenities you use. Costs and property features vary by address.
Â
Conway and Vilonia: My old stomping grounds. If either is on your list, bring me the homes you are considering and we will compare the financing side by side.
Â
Research school assignments directly for each property and test the commute that matters to you. A local Realtor can help with the home search and community details. I will help with the financing and payment plan.
Loan options for Little Rock and Central Arkansas buyers
VA Loans
VA loans: My specialty and my heart. For eligible veterans, service members, and some surviving spouses, VA financing can offer no required down payment, no monthly private mortgage insurance, and a benefit you can use more than once. Qualification, entitlement, appraisal, and property requirements still apply. No down payment does not mean no closing costs. We will review the funding fee, any exemption, and cash needed. Explore VA loans.
USDA Loans
USDA loans: Also called Rural Development or RD loans. Eligible buyers purchasing an eligible property may qualify for no-down-payment financing. Eligibility depends on the exact address, household income, and other program requirements. Let me check the house instead of guessing from the town name. USDA has an upfront guarantee fee and an ongoing fee paid monthly, similar to mortgage insurance. I calculate that monthly amount up front so you know exactly how much it adds to your payment.
Conventional
Conventional loans: You do not always need 20% down. Some programs allow as little as 3% down for eligible buyers; other options may require more. We will compare qualification, mortgage insurance, cash needed, and the payment you want to live with.
FHA Loans
FHA loans: A practical option for many buyers, including people still building credit. Qualified buyers may put as little as 3.5% down. FHA is not only for first-time buyers. I will explain upfront and ongoing mortgage insurance and compare the full payment.
First-time buyer? You are my people.
I want you to know two numbers: the maximum a lender says you qualify for and the payment that feels comfortable in your real life. You still need room for groceries and those Target trips where you go in for toothpaste and come out with half the $5 aisle. Those two numbers are not always the same, and the second matters more.
When you see an advertised rate, ask what assumptions and costs come with it. Does it include discount points, a lender credit, or a temporary buydown? What will the payment be later? I will compare the full offer, including upfront costs and how long you expect to keep the loan.
Is my credit good enough? How much do I need saved? What if I get talked into too much house? These are normal questions, and asking them doesn't commit you to anything.
You do not need perfect credit, a full down payment saved, or a house picked out to ask for help. My Mortgage Ready program gives you a plan specific to your situation. We can talk about credit, savings, practice payments, and your timeline. I can give you exact steps for debts that may need to be paid down or off, instead of having you pay randomly and deplete your savings.
Little Rock FAQ
Do I need 20% down?
No. VA and USDA may offer no required down payment for eligible buyers and properties. FHA can start at 3.5%, and certain conventional programs at 3%. We will look at closing costs and reserves too, so you know the total cash needed.
Buy before arrival?
In many cases, yes. Tell me about your orders, arrival dates, and occupancy plans early so we can coordinate financing, documents, and closing.
VA offer strength?
A VA offer deserves a clear explanation of your readiness and the loan process. I work with your Realtor to communicate with the listing side and address questions early. The seller chooses which offer to accept.
Â
What if my credit is not where I want it?
Then we make a plan. You can ask for guidance before a lender credit pull. Mortgage Ready is for your starting point, whether you hope to buy soon or need more time.
Â
Should I trust the payment on a listing website?
Use it as a starting point. Check the down payment, rate, taxes, insurance, mortgage insurance, and HOA assumptions. Text me the address and I will run a personalized estimate. Final amounts depend on the property, loan terms, insurance quote, and closing details.
