$0 Down Home Loans for Cabot and Northwest Arkansas
You may be closer to owning a home than you think. With a USDA home loan, eligible buyers can purchase an eligible home with $0 down. A lot of the towns around Cabot and Northwest Arkansas qualify, and many households are under the income limit without realizing it.

I'm Kayla Moore, and I help people in Arkansas figure out if USDA is the right fit, in plain words and with no pressure. Tell me a little about what you're looking for and I'll let you know what's possible.
I'll reach out personally. Checking your options starts with a soft pull, which never touches your score, or general advice with no credit pull at all.
How a USDA loan works
A USDA loan is a home loan backed by the U.S. Department of Agriculture's Rural Development program. Because USDA guarantees the loan, approved lenders can offer 100% financing to eligible buyers. That means $0 down for those who qualify.

Three things decide if it fits:

1. The home's location. The home has to be in a USDA eligible area. "Rural" is broader than it sounds. Many small towns and the edges of bigger cities qualify. It goes by the exact address, so I check every one.
2. Your household income. Your adjusted household income has to be at or under the limit for the county. For 2026, the limit is $122,800 for households of 1 to 4 people in Lonoke and Pulaski counties, and $122,900 in Washington and Benton counties. Larger households (5 to 8 people) have higher limits: $162,100 in Lonoke and Pulaski, and $162,250 in Washington and Benton. Income from every adult in the home counts toward the limit, even if they aren't on the loan.
3. You'll live there. The home has to be your primary residence.

A few other good things to know:
- USDA loans are 30-year fixed rate loans, so your principal and interest payment stays the same.
- USDA itself doesn't set a minimum credit score. Lenders look at how you've handled credit and whether the payment fits your budget, and I'll walk you through what that looks like for you.
- Homes can be existing or new construction, and in some cases closing costs can be included in the loan.

Questions people ask me
Is a USDA loan really $0 down?
Yes, for eligible buyers purchasing an eligible home. USDA backs 100% financing, so a down payment isn't required for those who qualify. You'll still want to plan for things like your inspection and appraisal, and I'll go over your full numbers with you up front.

Do I have to buy a farm or live way out in the country?
No. USDA areas include many small towns and neighborhoods, not just farmland. Plenty of regular subdivisions qualify. It all comes down to the exact address.

How do I know if my income qualifies?
For 2026, the limit is $122,800 for households of 1 to 4 people in Lonoke and Pulaski counties, and $122,900 in Washington and Benton counties, with higher limits for 5 to 8 people. Certain deductions, like for children in the home, can lower your adjusted income. I'll run the numbers with you.

Will checking my options hurt my credit?
You can choose a soft pull, which never touches your score, or general advice with no credit pull at all.

What if I'm not ready yet?
That's okay. My Mortgage Ready program is built for people who are 6 to 12 months out. We'll make a simple plan so you know exactly what to work on.
