If you’re buying a home in Northwest Arkansas with a VA loan, you probably don’t need another article telling you that VA loans can offer 0% down. What you need to know is how to use the benefit well when you actually find a house. I’m a local mortgage advisor here in Northwest Arkansas, and I work with Veterans, military families and Realtors on the parts of VA financing that tend to get more complicated: using the benefit again, figuring out remaining entitlement, structuring a strong offer, dealing with an appraisal issue, or simply making sure we are working from the actual VA guideline instead of something somebody heard years ago.

Whether you’re looking in Fayetteville, Springdale, Rogers, Bentonville, Centerton or another Northwest Arkansas community, I want to start with your actual numbers and your actual plan.

Buying in Northwest Arkansas Is Not One-Size-Fits-All

A house in Fayetteville can give us a very different financing picture than a house in Bentonville, Centerton or farther out. Purchase price, property taxes, homeowners insurance, HOA dues and the property itself can all change the payment and the strategy. That’s why I don’t love giving someone a generic “you qualify for $450,000” and sending them shopping. I want to know what payment you’re actually comfortable with. Then, when you find a house you like, send me the address. I can run the numbers on that property so you know what you’re looking at before you write an offer.

Already Have a VA Loan? Don’t Assume You Have to Sell

This comes up a lot with Veterans who have already used their VA benefit. You can use the VA home loan benefit more than once. And if you still have a VA loan on another property, you may still have remaining entitlement available for another VA purchase. The answer depends on how much entitlement is tied up in the existing loan, where you’re buying and the size of the new loan. So please don’t sell a house, especially one with a great interest rate, just because somebody told you that you have to sell before you can use VA again. Let me pull the Certificate of Eligibility and run the numbers first.

If you’re keeping the current home as a rental, we can also look at how the departing residence and allowable rental income may be treated for qualification under the applicable VA and lender requirements.

How Competitive Is a VA Offer in Northwest Arkansas?

A VA offer does not automatically have to be the weak offer in the stack. If you’re about to write an offer, I want the Realtor to call me before it goes out. I can update the payment, look at the property, talk through seller contributions, and make sure the financing side of the offer makes sense. When it is helpful, I can also talk with the listing agent about the financing. I’m not trying to sell them on accepting my buyer’s offer. I’m making sure they are not making a decision based on an outdated assumption about VA loans.

Worried the House “Won’t Go VA”? Send Me a Picture

This is one of the easiest ways to use me during the house hunt. If you’re walking through a property and something makes you wonder whether VA will have a problem with it, send me a picture or video. Don’t automatically tell the Veteran the house won’t work, and don’t automatically ask the seller to fix something before we know it is actually required. VA Minimum Property Requirements were updated in 2026. The appraisal is there to establish value and determine whether the property meets VA’s property requirements. It is not a home inspection, and a house does not have to be perfect to use VA financing.

Let’s look at the actual concern and the current guidance first.

What If the VA Appraisal Has a Value Problem?

A value concern does not automatically mean the deal is over. If the appraiser is struggling to support the contract value before the appraisal is finalized, the Tidewater process may give us an opportunity to provide relevant market information. If the final value is still below the contract price, the Veteran may be able to request a Reconsideration of Value. Neither process guarantees the contract price. But if we need to use one of them, I want the Realtor to know exactly what information is useful instead of sending over a pile of random comps and hoping something sticks.

Seller Contributions Can Be More Useful Than People Realize

The VA 4% seller-concession rule gets misunderstood all the time. It does not simply mean a seller can only contribute 4% toward everything. VA allows a seller or builder to cover some or all normal closing costs separately from the 4% cap on seller concessions. Certain concessions, including things like the VA Funding Fee, temporary buydowns and payoff of certain credit balances or judgments, can fall within that 4% limit. This is why I don’t automatically want a Realtor writing “3% toward closing costs” just because that is what they usually ask for.

Sometimes saving another $3,000 at closing is the right move. Sometimes using available concessions in a way that eliminates an eligible $400 monthly debt is much more useful to the buyer after closing. I want to look at both before we decide what to ask for.

Using Your VA Loan for the First Time? Start Here

If this is your first VA purchase, you do not need to become a VA-loan expert before you call me. We’ll start by confirming your eligibility and getting your Certificate of Eligibility. From there, I want to look at your income, debts, credit, available funds and the monthly payment you actually want.

VA itself does not set a minimum credit score, although individual lenders may have their own requirements. A VA-backed purchase may allow an eligible borrower to buy with no down payment, but that does not mean there are never costs to plan for. We still need to look at closing costs, prepaid taxes and insurance, the VA Funding Fee if you are not exempt, and the specifics of the property and contract. And when you get to the house itself, remember that the VA appraisal and your home inspection are two different things. VA strongly recommends a separate home inspection.

Are You a Northwest Arkansas Realtor Working With a VA Buyer?

You do not need to memorize the VA handbook to confidently work with VA buyers. That’s my job. I want my Realtor partners to know enough to recognize when they should pull me in. I have resources covering appraisal concerns, Tidewater, ROV comparable sales, seller concessions and writing stronger VA offers. And if you’re standing in a house wondering whether something is going to be a problem, send it to me. I would much rather answer the question before the offer than try to unwind an assumption after we’re under contract.

Buying in Northwest Arkansas With a VA Loan?

You don’t need to have all of this figured out before you call me. If you already have a house picked out, send me the address and I’ll run the numbers. If you already have a VA loan and aren’t sure whether you can use your benefit again, let me look at your COE and remaining entitlement.

If another lender told you something that doesn’t quite make sense, I’m happy to take a second look. And if you’re just getting started, that’s fine too. We’ll figure out what makes sense before you make a decision. Know Moore. Worry Less.
