If you are PCSing to Little Rock Air Force Base, buying a house can feel like one more giant thing to figure out while you are already juggling orders, dates, movers, schools, and a whole new area. The good news is that this is a move we can plan for.

I help military families with the mortgage side, especially VA loans, and I asked Cabot Realtor Nikki Hynes to add the local perspective. She works with families moving in and out of the LRAFB area and knows what tends to surprise people once they actually start looking at homes.

Start with the mortgage plan before you start house hunting

A PCS timeline can move quickly. Before you fall in love with a house, I want to know what payment feels comfortable, how much cash you actually need, whether you are keeping or selling your current home, and how your military income and benefits fit into the approval.

If you are using a VA loan, we can also look at your entitlement early. Having used a VA loan before does not automatically mean you cannot use one again, and in some situations a buyer can have more than one VA loan at the same time. That is something I would rather calculate before you start making offers.

Buying before you arrive in Arkansas

You do not necessarily need to be physically here before you can get serious about buying. The important part is having the right people on the ground and enough information to make a decision without feeling like you are buying blind.

On my side, I can work through the financing, documentation, VA questions, and closing timeline remotely. On the real estate side, this is where a Realtor who is very comfortable with PCS buyers matters.

Nikki's take: what remote buyers actually need to see

Nikki told me that when she videos a house for an out-of-state client, she wants them to see more than they probably would during a quick in-person showing. She will point out things as small as the condition of the baseboards, show the area around the property, and encourages buyers to use Google Maps and Street View before ruling a home in or out.

Her advice makes sense: map the commute, look at the nearby shopping, drive the street virtually, and try to picture normal Tuesday-afternoon life there, not just whether you like the kitchen. You can read my full interview with Nikki here.

Cabot, Jacksonville, Sherwood, or somewhere else?

There is not one right answer for every military family. Nikki's quick way of describing the area is that north of base tends to feel more country and small-town, while south of base tends to feel more like city life and a faster pace. For many families, schools are one of the biggest deciding factors.

I would also look at commute, how close you want to be to shopping and activities, whether you want more land, and how much house you want for the payment. Those things can change which community makes the most sense pretty quickly.

A few Arkansas things that surprise people

According to Nikki, military families are often surprised by how affordable the area can feel compared with other parts of the country. They are also surprised by the humidity, the hills and lack of perfectly level lots, and the fact that basements are uncommon even though tornadoes are part of life here.

Also worth knowing before you arrive: Lonoke County is dry. That is exactly the kind of random local fact that does not make it into your PCS orders.

What about your current home?

If you own a home at your current duty station, do not assume you have to sell it before you can buy here. Depending on the full file, there may be ways to qualify while keeping the departing residence, and there may be situations where expected rental income can help. This is one of those things that needs to be looked at case by case, not guessed at from an online calculator.

VA appraisal does not mean home inspection

A VA appraisal is there to establish value and make sure the property meets VA minimum property requirements. It is not a replacement for a home inspection.

If the appraiser believes the value may come in below the contract price, VA has a process called Tidewater that gives the parties a chance to provide additional market data before the value is finalized. If the final value is still low, there can also be a Reconsideration of Value process. That does not guarantee the value changes, but it is important to know the process exists before panicking.

Can you close before you physically get here?

Often, yes. A PCS buyer may be able to handle much of the loan and closing process from a distance. The exact signing and occupancy plan depends on your circumstances, so I want to talk through dates early, especially if you are deployed, traveling, or your spouse will arrive before you.

Nikki's biggest advice for families PCSing to LRAFB

BREATHE. That was her answer, and I think it is the right one.

Whether you have 30 days to find a house or six months to plan it out, you do not have to figure out every piece at once. Nikki said one of the things she loves about this area is that military families often arrive unsure about Arkansas and end up genuinely sad to leave. Finding your people here may be easier than you expect.
